Should I Buy Renters Insurance?

Thursday, October 4th, 2012

If you are renting a home in Florida, whether it is an apartment, single family house, condo, or any other type of home, it is always a smart idea to buy renters insurance. Many people falsely assume that if something happens to their possessions while they are renting a home, than the homeowner’s insurance policy will cover them. However, this is not true.

The rental home property owner’s insurance policy covers any structural/building damage that the property incurs such as broken windows, a leaky roof, etc. Their policy does not cover any damage done to the renter’s personal property while living in the home. For example, if lightning strikes a tree and the tree falls onto the roof, causing rain to flood in and damage the renter’s furniture, the owner’s policy will cover damages done to the roof, but will not pay for damages done to the renter’s furniture.

This is where renters insurance comes in. Renters insurance fills that void in coverage and insures your personal belongings against damage and theft. In addition, renters insurance provides liability protection for the renter in case a guest is injured while on the property. Florida renters insurance is affordable and rates vary depending on the value of the items you wish to insure.

Sanford, incorporated in 1877, is one of Central Florida’s oldest cities and features a warm small-town atmosphere.  Sanford is located along the St. John’s River and features beautiful oak trees, brick lined streets, Victorian-style homes, great weather, enticing culture, live entertainment, “southern” hospitality, and much more!

Sanford is a fast-growing community that offers job opportunities and prime real estate. This city is rich in Florida’s history and has a strong sense of community. The cultural aspect of Sanford includes a number of specialty art galleries and boutiques that have developed into a unique and diverse “arts district”. The downtown area of Sanford is charming and every Saturday morning, Magnolia Square features a Farmers Market and jazz music.

The city of Sanford is also home to the Central Florida Zoo and Botanical Gardens, where you can see over 400 animals, cool off in the Wharton-Smith Tropical Splash Ground, zoom through the trees at ZOOm Air Adventures, play laser tag, take a train ride, and even drive a Segway!

New Tools In Energy Consumption

Monday, September 12th, 2011

Most people like conserving energy in their homes because it usually means saving money on their energy bills. New tools are being introduced now that may make it easier to save money on residential home energy bills.

Last week, Sprint announced a partnership with SmartLabs to make energy management tools available to homeowners and business owners. Sprint announced that SmartLabs INSTEON, the energy-management system, will be available later this year with embedded Sprint network connectivity. This unique system was designed for property owners and will allow them to watch over and manage their energy use through their Sprint smartphone or a web portal. By using a Sprint smartphone or the web portal, home owners can access energy consumption data for their specific home. SmartLabs INSTEON also claims that property owners can schedule this energy-management system to be turned on or off whenever they want. Home owners can schedule it to turn on at certain times of the day, weather conditions, occupancy, etc.

Through this tool and many others sure to come, Orlando home owners have more and more control of their own energy use and what it is costing them. This is very important in times where saving every dollar counts.

Five Tips for Successfully Renting a Home

Monday, March 14th, 2011

You may have found a great rental home that you can see your family flourishing in for the next few years or longer. Before you ink the deal, here are some important considerations to ensure the property transaction doesn’t turn into a nightmare later on:

  • Make sure absolutely everything is in writing.  This may seem trivial, but you must have how much the security deposit is, how much the rent is, when rent is due, and penalties for late payment documented clearly.  The length of the lease agreed upon is also a necessary component to a legitimate lease.  If you become confused by a superfluous amount of legal jargon, don’t hesitate to have a lawyer look over it.  Legal assistance will go a long way.
  • You want to know the flexibility you have with your rented property.  For example, do you plan on leaving your property on a month-long vacation and having friends or family occupy the residence while you’re gone? If this technicality turns into being a sub-let, will your landlord allow you to utilize your property this way?
  • Rights and obligations of home repair and maintenance must be discussed in detail with the landlord, and documented as well.
  • Just like you may need references before renting a property, don’t forget to compile references and contacts of previous tenants that have dealt with your landlord.  Your landlord’s reputation speaks volumes about whether they will be a nuisance or a professional.
  • Find out if the property has overdue utility bills left by the previous tenant.  If not discussed appropriately with your landlord, you can feasibly be liable for paying for them.
